HOUSE RULES
These rules are made part of the contract
and agreement any violation of these rules can result in immediate removal from
the premises and termination of the agreement without refund.
1.
NO SMOKING IN OUR HOME
- We prefer to limit smoking to back of the house, we have experienced burn
holes in our porch carpets and on our furniture. Please use ashtrays or a sand
bucket for all cigarette butts and not my lawn or my furniture.
2. NO
SAND IN HOUSE - Sand is problem so we provide a hose to wash off when
coming back from the beach. We also have the outside shower to use for all
beach and regular showers. It is very Private, comfortable and refreshing to
use. DO NOT enter the house with any sand. Thank you!
3.
PARKING in DRIVEWAY- No more than 3 cars in the Driveway unless approved
by owners. No parking on the grass at anytime. We have an irrigation system!
4. NO
PETS, it’s not fair to those who have allergies and are visiting with us

MAXIMUM Number of 10 Persons on premises at any time
NO Drop in guests Allowed
6. NO
PARTIES, unless approved by owners.
7.
NOTHING allowed to be pushed or punched into the ground. Such as
umbrellas or horseshoe stakes We have water, electric and gas lines
underground.

HORSESHOE playing in YARD
9. NO
ITEMS TO BE LEFT ON GRASS OVERNIGHT. Such as rafts chairs towels toys.
10. NO
Swimming pools such as baby pools or portable blow up pools.
11. We will pass on any fines
as a direct result of your actions imposed upon us by the city.
TRASH, PARKING, GUESTS, VISITORS, and ANIMALS are
all your responsibility.
12. COURTESY: Profane, obscene, loud or boisterous
language, or unseemly behavior and conduct are absolutely prohibited. The tenant
agrees to not permit to be done, anything that will annoy, harass, embarrass, or
inconvenience any other tenants, neighbors or occupants in adjoining premises.
13.
TRASH – no bags, all trash must be in cans Seagulls are problems.
CANS ARE BEHIND GARAGE Fines will be assessed. Trash days will be posted in
the house for your convenience
14.
ILLEGAL ACTIVITY: any activity of a suspicious nature on the part of the
renter, employees, guests or family members of the renter in the rented
premises, or any areas adjoining the premises, the landlord shall inform the
police and the activity may be cause for immediate termination of the rental and
immediate removal from the premises. Illegal activities on the premises will not
be tolerated. Any arrest of a tenant, or guests of the tenant or suspicion of
any illegal activity, regardless of whether it results in a conviction, may be
cause for immediate removal from premises without refund.
15. If Police are called for
any reason immediate removal and termination of this agreement is at the
discretion of the owner or it’s agents.

$100 fee every ½ hour over checkout time will be taken from security deposit

when checking out. Home shall be left as clean as you received it.
We want you enjoy your stay.
Our home is comfortable for everyone. We recognize visitors but ask that drop
in guests are limited to the total amount of people allowed by contract (10
people). We adjust our pricing according to this number and contract conditions
apply and additional money made be applied from security deposits.
OWNERS SET SPECIFIC RULES regarding the maximum
number of occupants, pets, smoking, etc. As the vacation rental owner, we
enforce these rules, and may evict renters or their guests when they are
exceeded. NO PETS ALLOWED, Large gatherings, house parties, etc., are
absolutely not allowed unless approved when your booking is made. Sub-letting is
not permitted. Any disturbance resulting in neighborhood complaints or police
action, other illegal activities, damage to the vacation rental, or violation of
this agreement or of rules and regulations governing the vacation rental, will
be considered sufficient cause for immediate termination of your stay, and all
monies paid will be forfeited.
Guest hereby acknowledges and grants specific permission to
property owner to enter premises at any time for inspection purposes should we
reasonably believe that Guest is causing or has caused any damage to the Rental
Property. Guest further agrees to grant property owner access to Rental Property
for purposes of maintenance and repair to
the vacation rental
This agreement does not create a tenancy for the vacation rental; you can be
removed from the vacation rental without process of law if you do not depart at
the appropriate time. NO DROP IN GUESTS
ALLOWED- means our maximum occupancy of 10 people is the amount of people
allowed on the premises at any time. More than 10 people on the property at any
time is grounds for immediate removal without a refund due to breech of this
contract a penalty charge of 300 per person will be applied as additional
rents for each person over 10 on the premises at any one time.
Property owner reserves the right to amend or
revoke rules or regulations, in whole or part, or to adopt new ones, at anytime
or from time to time, and all such amendments, revocations, or new rules shall
become a part of this lease/rental agreement as of their effective date.
Violation of the rules and regulations, or any part of them, will be just cause
to invoke the remedies provided for in the lease/rental agreement. Any notice
regarding amending or revoking any of the rules and regulations in whole or in
part, or to adopt new ones, shall be effective upon notice delivered to the
tenant.

part of the whole agreement.
